I’m Miguel Acosta, founder of Ciram Advisory Group. I’ve coordinated residential renovations and seen how easily owners can lose track of what was agreed, what has changed and what is actually finished.

At Ciram, we work for the owner. We review proposals and change orders, visit the property and compare visible progress with payment requests. If something is missing or unclear, we explain what needs to be asked and why.

You receive a written report with photos, open questions and recommended next steps. You can use it in conversations with your contractor and when deciding what to approve.

Before you approve

Three questions worth asking.

A proposal, a progress update and an invoice tell different parts of the story. We review them together and flag questions that still need answers.

What does the price include?

We compare the scope, allowances and exclusions. For added costs, we ask what changed and whether the amount has supporting detail.

Does the work support the payment?

We compare the payment request with visible progress, the agreed payment schedule and available records. We flag incomplete work and missing documentation.

We document visible concerns and open decisions, including work that is about to be covered. Technical questions go to the appropriate licensed professional.

Project Health Check

A one-time review of your renovation, the available records and visible work. It gives you a starting point when you’re unsure about progress, an added cost or an upcoming payment.

What’s included

  • Initial conversation. You tell us what is happening, what concerns you and what you need to decide next.
  • Document review. We agree on which records to review: proposals, contract documents, the budget, payments and change orders.
  • One site visit. We visit the property, observe accessible work and photograph progress and visible concerns.

What you receive

  • A concise written report. A summary of what we found, photos, a cost and payment overview based on your records, unanswered questions and recommended next steps.
  • A review call. We explain the report and discuss what to ask your contractor before your next decision or payment.

The Health Check covers one residential property. Our written proposal specifies the documents, visit duration, report delivery date and fee. Additional visits and ongoing coordination are priced separately.

Ramos Architects is a separate firm, not part of Ciram. Specialist work requires your approval and a separate scope and agreement. If you need an independent second opinion, we use a professional who did not participate in the work being reviewed.
